Commercial and Multifamily Mechanical Permits

Commercial and Multifamily Mechanical Permits typically require plan review. Minor work may be exempt from plan review with prior approval from the Inspector. Prepare

Prepare your plan, permit forms, and supplemental information to allow for electronic plan review.  Select a contractor, unless you are an owner acting as your own contractor, and make sure that they have a Mercer Island Business License.

Required Forms

  1. Mechanical Permit Application Form  
  2. Owner as Contractor Form (only required if you are an owner acting as your own contractor)

Required Documents

  1. Construction Documents- Combine all plan sheets into a single PDF file for submittal. This package will become your approved drawings set.  Please bookmark each sheet in the plan set (i.e.: A1.1- Site Plan) prior to submittal.  Click here to read our tip sheet on How to Bookmark Plans.
  2. Spec Sheets
    • Information required in some mechanical permit please include: (Type 1 hood/duct, HVAC info, spot ventilation fans, etc.)

Related Applications

Commercial and Multifamily Mechanical Work with exterior elements typically requires a separate Design Review application and approval.  Please contact Landuse.Planning@mercerisland.gov with questions about Design Review Requirements.

Design Review applications should be uploaded to the Permit Submittal Portal in a separate folder (labeled -DESIGN REVIEW) and must contain the following forms and documents:

  1. Development Application Form 
  2. Project Narrative - The project narrative should describe the proposed development, including any anticipated future phases, and briefly describe how the project complies with the applicable criteria set for in Mercer Island City Code (MICC) Title 19.
  3. Development Plan Set - Please refer to the Land Use Application - Plan Set Guide in preparing plans.
  4. Review the Design Review Submittal Requirements, and submit additional documents as needed/ required.
